A front yard with no lawn to water. The ground is decomposed granite, a dry creek of river rock winds from the downspout at the house corner out to the street, and two patches of ground cover and a tree keep it from reading as a car park. Ornamental grasses along the creek and the walk give it height and movement.
The creek is traced as a shape, so it is priced by its real area rather than a box round it. A flagstone walk runs from the street to the door across it, and path lights sit along the walk. The driveway and the house are drawn as existing, so they show on the plan but nothing is bought for them.
